Quotes Said By Bill Gates | Real Estate Investing Facts

If you're new here, you may want to subscribe to my RSS feed. Thanks for visiting!

We know that Bill Gates is the world?s richest man after he and his partner established their computer company together. Although he is rich, he didnt spent his money in buying something without meanings. Maybe it is cartier jewelry. While cartier jewelry is not very expensive online. We are not surprised that great success happened to him. From his success we know that life is not easy. But we should fight for our life. Ever I have seen a detailed report about him. What he said impressed me in my deep heart.

1.Life is not fairso we should get used to it. If you see somebody wear jewelry like cartier bracelet, it is not worthy for you to envy. As long as you work hard, you can wear any other famous jewelry brand. Also you can buy cartier bracelet too.

2.The world won?t care about your self-esteem. The world will expect you to accomplish something before you feel good about yourself.

3.Life is not divided into semesters. You don?t get summers off and very few employers are interested in helping you find yourself. Do that on your own time.

4.Television is NOT real life. In real life people actually have to leave the coffee shop and go to job.

5.You will not make 40 thousand dollars a year right out of high school. You won?t be a vice-president with a car phone, until you earn both.

6.lf you think your teacher is tough, wait till you get a boss. He doesn?t have tenure.

7.flipping burgers is not beneath your dignity. Your grandparents had a different word for burger flipping; they called it opportunity.

8.Before you were born, your parents weren?t as boring as they are now. They got that way from paying your bills, cleaning your clothes and listening to your talk about how cool you are. So before you save the rain forest from the parasites of your parents? generation, try ?delousing? the closet in your own room.

9.lf you mess up, it?s not your parents? fault, so don?t whine about our mistakes, learn from them.Anyhow our parents do everything for us. They would help us whenever and wherever we are in difficulties.

10.Be nice to nerds. Chances are you?ll end up working for one.

11.Your school may have done away with winners and losers, but life has not. In some schools they have abolished failing grades; they?ll give you as many times as you want to get the right answer. This doesn?t bear the slightest resemblance to anything in real life.

The Maturation of Social Content: An Interview with Shashi ...

maturation of social content

The biggest tech gathering of the year, South By Southwest, introduced, shared and tested new ideas earlier this month. That?s where companies try to make a big splash and gain staying power.

But, not all the ideas can survive and most of them fade into obscurity. I reached out to Shashi Bellamkonda, senior director of social media at Network Solutions, who has attended SXSW for the past five years, to get his scoop on what?s hot right now ? and where technology and content are headed.

(Bellamkonda and I first met while en route to SXSW in 2010. Literally. We sat next to each other on the Southwest flight from Baltimore/Washington International Thurgood Marshall Airport to Austin, Texas. Our fellow travelers dubbed our flight #thenerdbird and a hiring manager took over the in-flight mic to announce job openings. Crazy things happen when you?re talking about SXSW ? especially when content is involved.)

What?s your biggest takeaway from this year?s conference that you?re sharing with your content marketing team and clients?

A lot of knowledge and experience packed into a few days. As you know, SXSW is full of early adopters and creative marketing displays. As you recollect a lot of us met at the airport and had a plane full of SXSW attendees a few years ago. The experience continued this year, and I met a lot of people on the flight. Many entrepreneurs offered rides to attendees they wanted to meet, like my friend Keith Casey of Twilio ? it was a mutually interesting networking time to discuss business. The company Tagged hired limos for SXSW attendees. Chevy had demo cars taxiing people all over the convention venues and drivers demonstrated OnStar. Media was present in a big way, and American Express had a great offering in combination with Foursquare for $10 discounts. CNN renamed an entire restaurant as CNN Grill.

I was so happy to see professional organizations like IEEE participate, and they had Dean Kamen ? the inventor of Segway ? speak at SXSW. This year, the conference had an entire track in collaboration with Startup America and companies like Dell.

What were the hits and misses at this year?s conference related to branded content?

I was happy to see content marketing form a good part of the conference topics. Ann Handley, chief content officer of MarketingProfs, had an interesting panel on brand journalism in the real world. My friend Rohit Bhargava had a very engaging panel on strategy by brands to be likeable. One trend that I am seeing very much is that content marketing as a brand function is now being looked at very seriously. It is no longer about marketing collateral; web 2.0 communication tools like blogs and social networks are now being adopted at a faster pace.
What new digital toys should content managers get their hands on and why?

I recently gave a talk to professionals of the Washington Women in Public Relations and gave them some examples of new and upcoming tools. (See the presentation.) Social media is mature enough for companies asking for a good view of the data and its integration to traditional data within the company. So Social CRM tools like Nimble, Contax.io, and Batchblue are going to be adopted more.

Another new category of tools that got some attention were near-presence tools (tools that show you a list of people on your network that are near you). Some of the apps that got attention were highlight, glancee, ban.jo, and Sonar.

How can content teams wrap their heads around the massive and overwhelming social toolbox?

My advice for an equation to adopt new tools is to evaluate time, audience, prominence in search results, and support resources. To address the overwhelming social media content, there are many curation tools that filter the content from your networks and give you a summary like paper.li, Xydo, and Curate.me. I recently came across a new service called newsle.com that alerts you when news about you is published and can be added as a widget to your site or blog.

Publishers are now relying on their readers sharing the articles and content using social readers of the type that The Washington Post and USA TODAY have.

Conserving Chagos: Pulling back the blue curtain at Sandes Seamount

Professor Jessica Meeuwig writes about the final day of BRUVing at Sandes Seamount:

We left the island of Egmont overnight for what the charts suggest is a field of shallow seamounts, rising from 1,000m to less than 100m from the surface, to the northwest of Diego Garcia. We have identified four candidate seamounts that, according to the charts, rise to between 63m and 94m of the surface ? but we?re not sure they are actually there!

We arrive at the first waypoint at dawn with the Marlin running a search pattern over the area. This first seamount is supposed to rise to 94m. Eyes are fixed on the echosounder which can ping to 800m. We track south, then west, then northwest with a 3 nautical mile range. Anticipation turns to quiet disappointment as we are unable to find it. Not even a hint of seabed even at 800m.

But determined, we move to the next location. Eyes still glued to the echosounder, there is a whoop of excitement on the bridge as we start to see the bottom shoaling. Moving at 2.5 knots, we see in rapid succession 800m, 500m, 200m, 150m, 100m and then a plateau at about 65m. We mobilise long ropes, the BRUV rigs and begin dropping across the plateau from the FRC (Fast Rescue Craft) which has been our workhorse throughout this trip under the able hands of Chief Engineer Les Swart.

Twelve BRUV deployments later, with our brawny but exhausted crew having hauled the BRUVS up from 65m to 85m on a beautifully still but swelteringly hot day, the depths were revealed. Crystal clear bright water greeted us even at 85m. The top of this seamount hosted a garden of seawhips, soft corals, and sponges. Inquisitive silvertip sharks were abundant, a large marbled ray ambushed one of our bait bags, and an abundance of emperors crowded the camera?s field of view with trevally swooshing through. Moorish idols, pennants flying, danced in and out, undisturbed by so many potential predators.

Our dive master David Tickler also completed a very quick blue-water snorkel which yielded a magnificent photo of six silvertip sharks suspended in a rich blue. We are very excited about finding this feature as a preliminary assessment suggests it has not been trawled and, according to our Senior Fisheries Protection Officer Andy Deary, its proximity to Diego Garcia means poaching is unlikely. A perfect place to study pristine fish and shark assemblages!

Meanwhile, Captain Neil Sandes had spent the time going in circles, literally. He mapped the 100 km contour, indicating a maximum length of about 2.2km and a maximum width of 1.2km. In recognition of the honour of this accomplishment, we have named it Sandes Seamount (subject no doubt to all sorts of international rules of course!).

We then sailed on to find the remaining two seamounts on our list. Both were found as ornithologist Peter Carr used seabirds to help guide us onto the features. Waypoints were taken but camera deployments would have to wait for another day as the sun was starting to set. We continued our return to Diego Garcia, accompanied by 11 bottlenose dolphins playing off the Marlin?s bow. We couldn?t help but reflect that the day had been a magnificent one of exploration and discovery.

It was also our last day of sampling in the Chagos Marine Reserve. We have had a very successful expedition, with BRUVS deployed at 208 locations around the Archipelago. We have sampled from 6m to over 80m depth, with most of our research undertaken at depths where scientific divers typically do not sample. The team has hand-hauled over 9 km of rope to retrieve these 208 deployments which, as the cameras are stereo, will generate over 400 hours of footage for our image analysts to process.

We are greatly anticipating the results of the image analysis as our preliminary reviews have shown high abundances of sharks and large predatory fish such as groupers along with a huge diversity of schooling fish, both midwater and reef-associated. This survey will help form a baseline to document the current status of the fish community of the Chagos Marine Reserve, thereby supporting reserve managers and helping to ensure that it is effectively protected.

(AP) ? Decisions are still pending on a possible appeal of Sean Payton's suspension or an interim coach should his season-long punishment be upheld, a person familiar with the situation said.

The person says Payton, general manager Mickey Loomis and their staffs were in meetings at the team's suburban headquarters Thursday and focused primarily on preparations for next month's NFL draft. The person spoke to The Associated Press Thursday on condition of anonymity because the Saints have not announced their plans.

"Everyone is working hard, in draft meetings, et cetera ... trying to get better," the person said.

Payton's suspension in connection with the Saints' bounty scandal is slated to begin on Sunday, and NFL Commissioner Roger Goodell has said he has until Monday to appeal.

Payton has sought advice on the matter from his friend and retired coach Bill Parcells, who has told several media outlets he'd consider taking the Saints' interim coaching job if Payton, his prot?g?, asked him to take over.

"I had plenty of opportunities to do things with different teams, and I've turned them all down," Parcells, who turns 71 in August, told the New York Daily News. "But this one is special. This guy is like family to me. And if I could help him, I would."

Payton began working with Parcells in 2003, when he was hired as an offensive assistant with the Dallas Cowboys. The two have been close ever since and Payton, throughout his six seasons as New Orleans' head coach, has continued consulting his mentor on numerous matters, including how to handle preparations for the 2010 Super Bowl.

However, the Saints must clear up several matters before they can choose an interim coach. They must not only decide whether to appeal, but would have to see if an appeal resulted in a reduced punishment.

If Payton's punishment is upheld, the Saints could then proceed with finding an interim coach either from their own staff or outside the organization. If the Saints choose the latter approach and Parcells becomes a top candidate, the club would still have to interview a minority candidate under the NFL's "Rooney Rule."

"I don't know how this is going to play out," Parcells, who was a Hall of Fame finalist this year, told the newspaper. "I really don't know anything about the situation. There's a lot of things going on here, and I would suspect it's going to take a while to all sort out."

There are also three strong candidates among Saints assistants to take over as interim coach: offensive coordinator Pete Carmichael, defensive coordinator Steve Spagnuolo and offensive line coach Aaron Kromer. Payton expressed confidence in the abilities of his own assistants to compensate for his absence, but also has voiced some misgivings about saddling those coaches with additional responsibilities.

"We feel like we've got a number of good candidates" on the staff, Payton said earlier this week at NFL meetings in Florida. "The trick then is what it does to affect their roles that they currently have."

The appeal process itself, should Payton choose that route, is not expected to give him much additional time to work. Goodell has said he would expedite that process, indicating that it is highly unlikely Payton would be able to keep working through the draft in late April if he files an unsuccessful appeal.

That is why Payton is spending long hours with Loomis, other coaches and scouts reviewing draft prospects this week. Payton said he has also laid out plans for the offseason training program and the beginning of training camp, up until the Saints play Arizona in the Hall of Fame game Aug. 5 in Canton, Ohio.

If this is indeed Payton's final week of work in 2012, Loomis will be able to oversee the draft and handle other roster moves up until the season starts. Then he is slated to serve his eight-game suspension for failing to put a stop to the bounty system in a timely way. Assistant head coach Joe Vitt, who also coaches linebackers, is facing a six-game suspension.

The NFL's investigation in New Orleans found that Payton initially lied to league investigators about the existence of a bounty and instructed his defensive assistants to do the same. Payton twice apologized for his role in an enterprise that offered payouts for knocking out opponents, saying he takes "full responsibility" for a system that operated for three years under his watch.

The NFL has said as many as 27 players also could be sanctioned for their role in the scandal.

ULI - Commercial Property Executive

By Nicholas Ziegler, News Editor

?Is distress in the real estate markets behind us?? was the main question on the minds of the respondents to the latest survey by the Urban Land Institute ? and the consensus seemed to be a cautious ?yes.?

The ULI?s survey of 38 real estate economists and analysts across the nation ? which marks the state of a semi-annual ULI Real Estate Consensus Forecast ? projects broad improvements for the country?s economy, real estate capital markets and real estate fundamentals through 2014. In the next three years, commercial-property transaction volume is expected to increase by 50 percent and CMBS issuances are set to double, the report said.

?CMBS is the critical sector for run-of-the-mill properties,? Peter Linneman, principal of Linneman Associates and CEO of American Land Fund, said. ?It was a small part 10 years ago that went to a huge part of the capital in 2007 to being almost nonexistent in 2009. The forecast is that (CMBS issuances) will rebound.?

The report?s other findings were myriad. Institutional assets and REITs are expected to provide annual returns ranging from 8.5 to 11 percent. Vacancy rates are slated to drop between 1.2 and 3.7 percent for office, retail and industrial properties, while apartments are expected to remain at stable, low levels. Hotel occupancy rates, similarly, are likely to rise.

The survey results suggest a marked increase in commercial real estate activity, with total transaction volume expected to rise from $250 billion in 2012 to $312 billion in 2014.? CBMS issuances, a key source of CRE financing, is expected to jump from $40 billion in 2012 to $75 billion in 2014 (a considerable increase from the recession?s low point of $3 billion in 2009).

?Commercial real estate returns for institutional quality and REIT assets have performed very well in recent years, and this performance is expected to remain strong but trend lower over the next three years,? Dean Schwanke, executive director of the ULI Center for Capital Markets and Real Estate, said.

In the multi-family sector, the forecast predicts a modest increase in vacancy rates, from 5 percent this year to 5.1 percent in 2013 to 5.3 percent in 2014; and a decrease in rental growth rates, with rents expected to grow by 5 percent this year, and then moderate to a growth rate of? 4.0 percent for 2013 and? 3.8 percent by 2014. This may be indicative of supply catching up with demand.

For offices, the improved employment outlook is reflected in predictions. Vacancy rates are expected to keep declining, reaching 15.4 percent in 2012, 14.4 percent in 2013, and 12.3 percent by the end of 2014. Office rental rates are expected to rise steadily, increasing 3.0 percent in 2012, 3.7 percent in 2013, and 4.3 percent in 2014.

The strengthening economy is also expected to boost the retail sector. Following years of rising vacancies, vacancy rates are expected to tighten to 13.0 percent by the end of 2012, 12.5 percent by 2013, and 12.0 percent by 2014. Retail rental rates are projected to rise by a slight 0.8 percent in 2012, and then increase more substantially in 2013 by 2 percent, and by 2.8 percent in 2014.

Industrial properties are slated to see vacancy rates continue their decline, reaching 12.8 percent by the end of 2012, 12.1 percent in 2013, and 11.5 percent by the end of 2014. Warehouse rental rates are expected to show growing strength, with an increase of 1.9 percent anticipated for 2012, 3.0 percent in 2013, and 3.6 percent in 2014.

?Is distress behind us?? Linneman asked. ?It?s not behind us but it has (hit) the crescendo. Low interest rates have given us a lot more flexibility.?

The survey, conducted during late February and early March, is a consensus view and reflects the median forecast for 26 economic indicators, including property transaction volumes and issuance of CMBS; property investment returns, vacancy rates and rents for several property sectors; and housing starts and home prices.

Leadership Traits You Can Develop

If you consider what makes a great leader, you?ll find many examples of politicians, sports men and women or those that have fought for change in the world. Advancing in your business or trade can be done once you understand the leadership skills that these good individuals possessed and how to implement them in your specific business. If you model the attributes of successful folks you can start to change yourself into a high achieving manager or business leader. If you would like to improve your business, and enhance your own leadership skills, this article will show you how to improve your business.

The first quality to consider is courage and this can be advantageous in many ways. Although history will paint these individuals as being fearless leaders, in reality, they had simply learned to control the same fear that keeps you from becoming great yourself. If you feel cornered or have arrived at a plateau in your life, it is typically the case that you prefer to stay in your comfort zone. People who face fear often, and actively seek new challenges daily, have a tendency to progress in their careers more so than other folks. It is a wonderful leadership characteristic to be able to make decisions, take calculated risks and embrace responsibility.

Focus is the one thing that all successful leaders generally have, and it is important for a couple reasons, In the business world frequently you will hear of someone being target driven and what this really means is that they have the ability to concentrate on attaining their objectives and deadlines. The way that focus works for an effective leader is that they have the ability to finish crucial tasks and they aren?t tempted to put difficult decisions or work to one side. It is vital that you give priority to the projects that you need to accomplish. You have to be able to complete what you start whatever it is that you may be doing.

Once you are able to develop some level of respect for staff, they, and other peers, will cooperate with you because of your outstanding people skills. There is a balance to be struck between being assertive so that you are seen as a leader but also being rational and respecting the thoughts and viewpoints of others. If you?re able to do this, you will have those who want to work with you as opposed to going against you. It?s about working with ethics and consistency. You should position yourself in a way that will present a very good leadership image that is appreciated and esteemed.

And so if you want long-term success as a leader, having continuing education and working on self-improvement is what you should do. We are living in a world where technology has influenced all aspects of life. There are lots of ways that you can promote yourself, and your business, on the Internet as well. Knowledge pretty much is power, giving us the ability to improve our lives, our business, and our jobs. The traits needed for leadership may be developed and you can try to acquire these yourself.

Somalia online: 14 Famous People Who Were Philosophy Majors

Posted on Tuesday March 27, 2012 by Staff Writers Visual and liberal arts majors always encounter some kind of ?joke? about flipping burgers or dying penniless in a gutter, surrounded by cats. Thanks to STEM subjects receiving all the funding and attention, anyone entering into a more ?right-brained? degree plan does unfortunately face a more difficult time scoring a relevant job after graduation. Fortunately, though, they have creativity on their side. Philosophy majors, for example, enjoy career paths across a wide range of industries. All it takes is a little pluck and a lot of luck to score some rare opportunities, and these famous philosophy majors have certainly proved that it?s possible.
  1. Umberto Eco

It makes perfect sense that one of the most prestigious living philosophers received a degree in the subject ? in 1954 from the University of Turin, actually. Humberto Eco?s focus lay largely with medieval philosophy, and he penned his bachelor?s thesis on Thomas Aquinas before eventually sloughing off religious doctrine entirely. The avant-garde scene, with which he grew intimately acquainted while working at Radiotelevisione Italiana, holds considerable influence over his provocative, mind-melting fiction and nonfiction works alike.
  2. Aung San Suu Kyi

Nobel Peace Prize winner Aung San Suu Kyi hold a bachelor?s degree in philosophy and economics from Oxford, alongside a University of Delhi B.A. in politics and Ph.D. from University of London. Currently, she serves as the General Secretary of the National League for Democracy, a political party in Burma dedicated to overthrowing the military junta and installing policies for the peoples. Geopolitics followers know her as a human rights activist who finally saw freedom in 2010 after multiple house arrest sentences for promoting subversive principles and philosophies.
  3. Peter Thiel

If Peter Thiel?s name doesn?t conjure up recognition, perhaps some of his technological creations and investments do. The co-founder and former CEO of Paypal also assisted in the development of Facebook, Yelp, Spotify, Yammer, LinkedIn, and plenty of other familiar and not-so-familiar online ventures. The hedge fund leader, venture capitalist, philanthropist, and all-around money-haver launched his billion-dollar career after a stint at Stanford, where he completed work on a B.A. in philosophy as well as a J.D. at the law school.
  4. Ethan Coen

Along with brother Joel, Ethan Coen has produced some of modern cinema?s most beloved masterpieces, such as Fargo, The Big Lebowski, O Brother, Where Art Thou?, No Country for Old Men, and plenty more. In 1979, he earned himself a philosophy degree from Princeton University, where his senior thesis dealt with language theorist (among other things) Ludwig Wittgenstein. Fans of the pair?s trademark quirky, occasionally staccato dialogue probably won?t find this at all surprising.
  5. Angela Davis

As a proud feminist, Black Panther, and communist, this prominent social activist and retired University of California philosophy professor garners a veritable monsoon of controversy. Angela Davis? higher education career started at Brandeis University, where she switched her major from French to philosophy and worked under Marxist Herbert Marcuse. These studies left a gargantuan influence on her later campaigns against racism, capitalist inequalities (obviously), sexism, and anti-LGBTQ sentiment.
  6. Steve Martin

California State University, Long Beach holds popular comedian, musician, writer, and general entertainer Steve Martin amongst its alumni. By then, he already managed to channel his own emotions and experiences into performing, leading one to understandably assume he probably pursued a degree path involving drama or theatre. Philosophy piqued his fascination most of all, however, particularly when it came to ideologies regarding logic and language.
  7. Alex Trebek

For $400. This Jeopardy host majored in philosophy at University of Ottawa. *Ding* Who is Alex Trebek? That is correct! He completed his diploma in 1961, then launched a television career two years later as the face of Canadian game show High Rollers. Other stints on different programs followed before he finally landed his most famous and long-standing gig in 1984.
  8. George Soros

?The Man Who Broke the Bank of England? started off at London School of Economics and completed his Bachelor of Science degree in philosophy in 1952. Just about the only job he could score after graduation was an entry-level slot at Singer & Friedlander, a bank. Turns out ol? George Soros possessed a knack for all things fiscal, seeing as how he kind of sort of ended up a billionaire. Launching his own hedge fund and investment firm proved quite profitable indeed, and the business mogul receives almost as much attention as his charitable efforts.
  9. Bruce Lee

Bruce Lee?s real emphasis at University of Washington dredges up quite the dispute! His official records state ?drama,? but the martial arts superstar always claims philosophy ? as do many of his followers and fellow(?) majors. Regardless of how things actually went down, he did in fact study the subject quite extensively, and frequently touted its role in shaping both his acting and his athletics.
  10. Phil Jackson

Legendary Chicago Bulls and Los Angeles Lakers coach Phil Jackson accomplished much more than just sharpening his basketball (and track and field!) acumen while attending University of North Dakota. Players, contemporaries, administrators, and fans don?t call him ?The Zen Master? because he just loves getting his Bobby Knight on. Inquiries into ?Eastern? thought and Robert M. Pirsig?s Zen and the Art of Motorcycle Maintenance won him 11 championships as a coach, added to the two earned as a player. He even published a book, Sacred Hoops, about how sport and philosophy interplay in his mind.
  11. Gene Siskel

Philosophy lends itself quite well to film criticism for obvious reasons, and this famed commentator actually started off as doing just that with The Chicago Tribune. John Hersey, the Pulitzer recipient for A Bell for Adano served as Gene Siskel?s mentor during his studies while at Yale, even hooking him up with the aforementioned maiden voyage into the aforementioned career path. From there, he grew into a household name after hooking up with The Chicago Sun-Times? Roger Ebert and earning a lauded television program.
  12. Susan Sontag

Filmmaker, author, activist, photographer and all around Renaissance woman Susan Sontag is frequently said to have received her B.A. from University of Chicago in philosophy, which she then followed up with graduate studies in the subject ? along with religious studies and literature ? at Harvard and Oxford. Considering her creative and intellectual oeuvre intended to shed light on social and political ills, this rigorous educational regimen served her well indeed. And by ?indeed,? we mean she earned a MacArthur Fellowship, National Book Critics Circle Award, and litany of other national and international honors.
  13. David Foster Wallace

While attending Amherst as an undergraduate, renowned American postmodernist novelist and essayist double majored in philosophy and English. After graduating, he pursued a master?s in creative writing from University of Arizona, eventually earning a MacArthur Fellowship and adjunct professorship at Emerson College. Prolific in his lifetime, with an enviable bibliography of long and short works, he is most known for the metafictional masterpiece Infinite Jest.
  14. Ricky Gervais

This controversy-courting comedian behind beloved TV shows Extras and The Office (the original British series) majored in philosophy at the undergraduate level while attending University College London. When asked about how it helped bolster his television career, he whipped out the old saw about monkeys and typewriters.
