Commercial Real Estate Week in Review - Llenrock

Installing Solar Panels 300x199 Commercial Real Estate Week in Review

Week in Review for July 14 ? 20:

- Facing a depleted inventory and shrinking cap rates, multifamily REITs like Camden Property Trust (NYSE: CPT) begin to increase development.

- As the alternative energy sector scrambles for financing, those involved in solar energy explore funding through a REIT structure. However, a potential solar REIT (or ?S-REIT?) sector isn?t likely without modification of tax codes governing REITs.

- In Philadelphia, the office property vacancy rate decreased to 11.3%, with 44,615 SF of net absorption in the previous quarter, reports CoStar Group. This improvement reflects an overall increase in office market demand. However, this increased absorption is yet to translate into rent growth.

?- Also in Philadelphia, Nexus EnergyHomes announces the city?s first ?Net-Zero? residences. Planned for the Northern Liberties neighborhood, the town homes will be designed to generate as much energy as they use, and will feature geo-solar and water reclamation technology.

- Thanks to high demand and low rates, Fannie Mae and Freddie Mac?s?CMBS issuance exceeds that of the private market.

- Pebblebrook Hotel Trust (NYSE: PEB) announces an expanded credit facility, leading to speculation over the REIT?s next acquisition target.

- Central bankers plan to collaborate in major reforms on?Libor regulations?following the widespread rate-rigging scandal.

- Citi Research?s Michael Bilerman is named the ?top U.S. REIT analyst? in a recent poll. The survey, conducted by Greenwich Associates, surveyed almost 1,000 ?professionals from over 200 different firms.

- Bill Bayless, president and CEO of American Campus Communities (NYSE: ACC), describes universities? changing relationship with its student housing facilities. As the sector becomes more privatized, student housing investors may see greater opportunity on U.S. campuses.

- Blackstone Group (NYSE: BX) predicts an increase in?commercial real estate sales?in the near future, though the financial giant also foresees substantial new investments in the remainder of the year.

New agents join the fight against antibiotic-resistant bacteria

ScienceDaily (July 19, 2012) ? The World Health Organization (WHO) has named antimicrobial resistance one of the most important threats to human health. We therefore need to find new compounds that can be used as future alternatives to conventional antibiotics.

With her PhD project, Line Hein-Kristensen from the National Food Institute, Technical University of Denmark has, in collaboration with the Faculty of Health and Medical Sciences, University of Copenhagen, and DTU Systems Biology, demonstrated that a new class of chemically produced antimicrobial agents could become a future infection treatment alternative. These findings are another advance for researchers in the fight against antibiotic-resistant bacteria.

Antimicrobial peptides providing the platform Line Hein-Kristensen worked with a new class of antimicrobial agents, the so-called antimicrobial peptides. Antimicrobial peptides are part of the immune system in all life forms, including humans, and constitute the first line of defence against pathogenic organisms entering the body, e.g. via the food that we eat.

Antimicrobial peptides are special in that they act differently to conventional antibiotics and may thus be active against the very bacteria that are resistant to conventional antibiotics. These also include multiresistant bacteria -- for example MRSA and ESBL against which we now have only a limited arsenal of treatment options.

Synthetic compound emulating nature Novel chemical methods have now made it possible to emulate the structure of natural antimicrobial peptides and thus also to develop many novel synthetic variants. Line Hein-Kristensen's PhD project focuses specifically on a series of synthetic compounds that have been designed, synthetised and characterised the Faculty of Health and Medical Sciences, University of Copenhagen.

The findings of her research show that the degree of antimicrobial activity against a range of food-borne and nosocomial (hospital-acquired) pathogenic bacteria depends on the chemical structure of custom-designed compounds. The research also shows that the synthetic antimicrobial peptides kill the bacteria by disrupting the bacterial cell membrane

With long-term exposure, resistance to the synthetic antimicrobial peptides may develop, but there are no current signs of cross-resistance, i.e. resistance to several different compounds with different chemical structures. This means that if bacteria become resistant to some of these compounds, other antimicrobial peptides could potentially be used for treating bacterial infections.

"If we are able to optimise the chemical structure of the synthetic compounds, we can limit the development of resistant bacteria," says Line Hein-Kristensen from the National Food Institute about the findings presented in her PhD thesis.

"We hope that one day antimicrobial peptides can become a viable alternative to conventional antibiotics," Line Hein-Kristensen adds.

Background info

Antimicrobial resistance When bacteria are exposed to antibiotics, they protect themselves by developing resistance in order to survive. The resistant bacteria have changed their hereditary material -- their genes.

ESBL Due to the use of broad-spectrum antibiotics, in particular cephalosporins, the bacteria become resistant to this type of antimicrobial agent. What is special about cephalosporin-resistance is that the bacteria also become resistant to almost all types of penicillin.

The enzymes responsible for cephalosporin resistance are called ESBL (Extended-Spectrum Beta-Lactamases or cephalosporinases). Cefalosporin-resistant bacteria, such as E. coli, Salmonella and Klebsiella are thus called ESBL-producing bacteria or simply ESBL bacteria

Researches find the same types of ESBL genes in both humans and meat.

MRSA MRSA is short for Methicillin-resistant Staphylococcus Aureus.

Staphylococci are bacteria found in humans, animals and in our surrounding environment. Staphylococcus aureus is part of the normal nasal and skin flora in approx. 50% of the population. Staphylococcus aureus can cause a wide range of infections, from superficial wounds and abscesses to serious infections such as Osteitis and Endocarditis. In hospitals, staphylococcus aureus is the most frequent cause of post-surgery infections.

The gene which primarily causes the resistance is called mecA. This makes the bacteria resistant to all so-called beta-lactam antibiotics, including penicillins and the broad-spectrum antimicrobial agents cephalosporines.

Researches are finding the same types of MRSA genes in both humans and a number of animals, including pigs and cows.

The loneliness of the dying. | Frogpondsrock...

I have been thinking about death and dying a lot this week. As the birth of my newest grandchild rapidly approaches, thoughts of my mother fill my day. My mother had a good death, if there is such a thing, she was surrounded by her family, we held her hand and I was the one who told her that it was okay for her to leave us. In the moments before she died Mum reached out for her own mother and Nan held mum?s hand as we all told Mum that everything was going to be okay. We lied to her of course, as it was never going to be okay for mum to die from a cancer she should never have contracted. But you do what you have to do at the time.

My Mother died at ten past two on a Wednesday afternoon. Time became a fluid thing and everything slowed down, my world as I knew it had just changed irrevocably, though it took me weeks to realise just how much had changed.

The author Sara Douglass died from Ovarian cancer in 2011, Sara Douglass had a blog which has since been taken off the interwebs. The loss of Sara?s blog makes me sad that we have lost such a thing of beauty, it also reminded me to make sure that my blog will stay online after I die. When Sara was dying she wrote a post titled ?The Silence of the Dying? I discovered? this post? after my own Mother had died and Sara?s word soothed me. I have included excerpts of Sara?s blog post here, it is in italics.

?Many years ago I did an hour long interview on Adelaide radio (with Jeremy Cordeaux, I think, but my memory may be wrong). The interview was supposed to promote one of my recent publications, but for some reason we quickly strayed onto the subject of death and dying, and there we stayed for the entire hour. I proposed that as a society we have lost all ability to die well. Unlike pre-industrial western society, modern western society is ill at ease with death, we are not taught how to die, and very few people are comfortable around death or the dying. There is a great silence about the subject, and a great silence imposed on the dying. During the programme a Catholic priest called in to agree with the premise (the first and last time a Catholic priest and I have ever agreed on anything) that modern society cannot deal with death. We just have no idea. We are terrified of it. We ignore it and we ignore the dying.?

Sara?s words soothe me because the one thing that Mum, Veronica and I had not done was ignore the fact that Mum was dying. We three talked openly about Mum?s impending death,? Mum and I went to a funeral home together and we went through the motions of? organising her funeral in advance. Mum decided a few days later that she didn?t like the funeral director there very much and confessed that she had only chosen that venue because it had good parking. Mum was an atrocious parker and would drive around and around the block looking for an easy park. We giggled about her practicality, even in death, and decided to go with a smaller alternate venue because it wasn?t as if mum would have to do a reverse park in a small space herself.

When a loved one is dying, you notice that your friends and relatives very quickly fall into two groups, those that ?get it? and those that do not. Those that get it are the friends that have experienced proper grief themselves, not the artificial grief of losing a favourite shoe, but the deep bone numbing soul sucking heartache of? black grief.

Some? people were fantastic and some hid from us in the supermarket. I still haven?t properly forgiven the hiders.

?. we ignore death. We shunt it away. Children are protected from it (and adults wish they could be protected from it). The dying are often not allowed to express what they are really feeling, but are expected (by many pressures) to be positive, bright and cheerful as ?this will make them feel better? (actually, it doesn?t make the dying feel better at all, it just makes them feel worse, but it does make their dying more bearable for those who have to be with them).

My friends mother, Marlene, also strongly counselled me to listen to my mother when Mum wanted to talk about her impending death, as Marlene had put on a cheery face when her own mother was dying and 30 years on her regret was palpable.

When it comes to death and dying, we impose a dreadful silence on the dying lest they discomfort the living too greatly.

Death should be silent. Confined. Stoic.

Sweet, stoic and silent was the way to go. (Again I remind you that a sweet, stoic and silent death is still praised innumerable times in today?s society; by the time we have reached early adulthood we have all heard it many, many times over.) The one exception is the terminally ill child. Terminally ill children are uncritizable saints. The terminally ill adult is simply tedious (particularly if they try to express their fears).

All this silence and stoicism scares the hell out of me.

In that radio interview many years ago I spoke as a historian. Today I speak as one among the dying. Two years ago I was diagnosed with cancer. Six months ago it came back. It is going to kill me at some stage. Now everyone wants a date, an expected life span, an answer to the ?how long have you got?? question. I don?t know. I?m sorry to be inconvenient. I am not in danger of imminent demise, but I will not live very long. So now I discuss this entire ?how we treat the dying? with uncomfortable personal experience.

When Mum, a NON SMOKER was given her diagnosis of lung cancer, Mum was also only given a 5% chance of living longer than 12 months. Our odds were not good in fact they were pretty much stacked against us from the start with the diagnosis of lung cancer. I still get unreasonably angry when I hear of celebrities who fight and beat cancer. As if somehow Mum didn?t fight or if she had fought a little bit harder she too might have beaten cancer.

There wasn?t an epic battle with Mum and her team of shining doctors on one side and the dark mass of cancer on the other. There was just a slow grinding ordeal as the cancer spread from my mothers lungs, surrounded her heart and seeped into her bones.

One morning after a particularly bad night, Mum looked at me and told me how tired she was of the pain. As she held my hand and looked into my eyes Mum talked about euthanasia, we talked about different ways of painless dying and I promised my mother that I would not let her die in pain. I held Mum?s gaze and I gave her my word.

Recently I?ve had it hammered home on a couple of occasions how much the dying are supposed to keep silent, that ?dying well? in today?s society means keeping your mouth firmly closed and, preferably, behind closed doors.

I did not want my Mother to die well, I did not want my Mother to die at all. I wanted a miracle, a wishing chair, a magic potion. I wanted to be able to turn back time by the sheer force of my will and make the cancer disappear. Mum?s cancer had consumed us, it had become Veronica and my foundation. Everything in our lives now revolved around Mum and the cancer that was killing her and breaking our hearts.

Let me discuss chronic illness for a moment. As a society we don?t tolerate it very well. Our collective attention span for someone who is ill lasts about two weeks. After that they?re on their own. From my own experience and talking to others with bad cancer or chronic illness, I?ve noticed a terrible trend. After a while, and only a relatively short while, people grow bored with you not getting any better and just drift off. Phone calls stop. Visits stop. Emails stop. People drop you off their Facebook news feed. Eyes glaze when you say you are still not feeling well. Who needs perpetual bad news?

This is an all too often common experience. I described once it to a psychologist, thinking myself very witty, as having all the lights in the house turned off one by one until you were in one dark room all alone; she said everyone described it like that. People withdraw, emotionally and physically. You suddenly find a great and cold space about you where once there was support

The words of Sara Douglass, written as she was dying serve as a reminder to us all that we are all going to die, and how we die isn?t just dependent upon our own character but also of the characters of those we love.

China strengthens Africa ties with $20 billion in loans

BEIJING | Thu Jul 19, 2012 6:54am BST

BEIJING (Reuters) - Chinese President Hu Jintao on Thursday offered $20 billion (12.7 billion pounds) in loans to African countries over the next three years, boosting a relationship that has been criticised by the West and given Beijing growing access to the resource-rich continent.

The loans offered were double the amount China pledged for the previous three-year period in 2009 and is the latest in a string of aid and credit provided to Africa's many poverty-stricken nations.

The pledge is likely to boost China's good relations with Africa, a supplier of oil and raw materials like copper and uranium to the world's most populous country and second-largest economy.

But the loans could add to discomfort in the West, which criticises China for overlooking human rights abuses in its business dealings with Africa, especially in Beijing's desire to feed its booming resource-hungry economy.

Hu brushed off such concerns in his speech at the Great Hall of the People, attended by leaders including South African President Jacob Zuma and Equatorial Guinea's Teodoro Obiang Nguema, a man widely condemned by rights groups as one of the world's most corrupt leaders.

"China wholeheartedly and sincerely supports African countries to choose their own development path, and will wholeheartedly and sincerely support them to raise their development ability," Hu said.

China will "continue to steadfastly stand together with the African people, and will forever be a good friend, a good partner and a good brother", he added at the summit held every three years since 2000.

Hu also pledged to "continue to expand aid to Africa, so that the benefits of development can be realised by the African people". He did not provide an amount.

Hu said the new loans would support infrastructure, agriculture, manufacturing and development of small and medium-sized businesses in Africa.

"CHEQUE BOOK" APPROACH

Critics say China supports African governments with dubious human rights records as a means to get access to resources.

The EU has rejected what they call China's "cheque book" approach to doing business with Africa, saying it would continue to demand good governance and the transparent use of funds from its trading partners.

Such criticism draws rebukes from China that the West still views Africa as though it were a colony. Many African countries say they appreciate China's no-strings approach to aid.

"Africa's past economic experience with Europe dictates a need to be cautious when entering into partnerships with other countries," Zuma told the forum.

"We are particularly pleased that in our relationship with China we are equals and that agreements entered into are for mutual gain," Zuma added.

"We certainly are convinced that China's intention is different to that of Europe, which to date continues to intend to influence African countries for their sole benefit."

China's friendship with Africa dates back to the 1950s, when Beijing backed liberation movements in the continent fighting to throw off Western colonial rule.

GROWING TRADE LINKS

Chinese state-owned firms in Africa also face criticism for using imported labour to build government-financed projects like roads and hospitals, while pumping out raw resources and processing them in China, leaving little for local economies.

"Certainly quite a number of us are thinking we need to move into more value addition," South African's Trade and Industry Minister Rob Davies told Reuters.

"We need to export mineral products in a more processed form ... We need to bite this bullet very seriously."

Trade has jumped in the past decade, driven by Chinese hunger for resources to power its economic boom and African demand for cheap Chinese products.

China's trade with Africa reached $166.3 billion (106.2 billion pounds) in 2011, according to Chinese statistics. In the past decade, African exports to China rose to $93.2 billion (59.52 billion pounds) from $5.6 billion.

Industrial and Commercial Bank of China 601398.SS, for example, the world's most valuable lender, has invested more than $7 billion in various projects across the continent.

Online Marketing For Small Business | Flame Blog

In general, a great slogan will define the philosophy, concepts or operations of a business. Think about how "Just do it" defines Nike's philosophy on playing sports, or Avis's "We try harder" defines customer services operations. When trying to craft a marketing slogan for your physical therapy practice, start with the message you want to convey to the public before tackling the creative side.

Once you know what you want to convey, aim for short, sweet and catchy. These are the hallmarks of successful slogans and taglines that are an integral part of any branding package, and this is also true for a physical therapy marketing slogan. In fact, the American Physical Therapy Association has implemented a new branding campaign that incorporates the slogan "Move Forward: Physical Therapy Brings Motion to Life." This is a unifying call to all physical therapists to re-focus their branding campaigns as a community.?

The goal of the slogan is to change the public mindset that the benefits of physical therapy are limited to rehabilitation. The slogan directs consumers to connect physical therapy with motion and life, which broadens its potential for preventative uses: life improvement via physical motion.

Here are some key branding messages from APTA's "Brand New Campaign" that will guide you in thinking about your own marketing slogan:

* Physical Therapy can improve mobility and quality of life without surgery or prescription drugs.

* Many PTs have the most specialized education to help restore motion.

* Many PTs are doctors of physical therapy and all of them are trusted health care professionals with extensive education in diagnosing and treating conditions that limit the body's ability to move and function in daily life.

* PTs can teach patients and clients how to prevent or manage a condition, and thus achieve long-term health benefits.

* Consumers in most states can make an appointment with a PT directly, without physician referral.

Once you have decided on a message that best represents your service, identity or philosophy, write several marketing slogans that you think might reflect your message. Catchy slogans are sometimes created with one or more of the following:

* Rhyme and repetition: "Flick my Bic"

* Double-meaning: "Reach out and touch someone"

* Visual connection to logo or business: "Fill it to the rim with Brim"

* Cause and effect relationship: "Calgon, take me away"

The most important elements of a slogan or tag line are simplicity, and connectivity: it should be universally understood regardless of a person's age, gender, background and education. Here are some examples of marketing slogans that reflect a specific message about each practice:

"Journey, Success, Relax, Looking Forward"

"Restoring Your Good Health"

"Going beyond your symptoms..."

"Be treated like a pro!"

"The treatment you need, the care you deserve"

"No pills, no surgery, just results"

"Quality Hands On Care"

"Maximum HEALTH"

"The art and science of wellness"

An unforgettable physical therapy marketing slogan will ultimately reflect the context of your practice while capturing an audience in a creative, simplistic way. Without a contextual connection to the product, slogans are meaningless. So, once you have crafted a slogan that's a home run for your practice, make sure to put it out there on all your physical therapy marketing materials to create your brand and grow your practice.

  3. QUESTION:
What should I name my small business marketing company?
I know you?ve had this one a million times, but I?m pretty impressed with this communities results. I guess many minds can come up with better solutions than one small (really small) brain.
I would like to start an online marketing business that focuses on small, struggling businesses that don?t understand the Internet and how to make it work for them. I do the office/marketing management for the family business and it was the same situation for them, so I designed their website and gave their online presence a kick in the butt. Now I want to do that for other small, mom and pop businesses in the area.
But it seems like every name I come up with, is taken. Small Fish Marketing Solutions: Helping the little fish grow in a big pond? TAKEN. Cornerstone Marketing? TAKEN. Click Factory, Revvup Marketing, Marketing Mechanic? TAKEN TAKEN TAKEN.
I wanted a creative name ever since I ran into Orange Soda: Marketing with a Fizz, and sunk down into my chair with envy. But now I don?t know. My target market won?t understand a name like that, so I?m thinking about going with something more direct and easily communicates how I can help them create a great online presence, grow their business, gain visibility, get website hits, track their customers, etc.
    Any ideas?
I like what you came up with Nate, especially the Small Town Big Web one. I don't know yet if that's what I want to go with, but that's definitely the type of name I'm looking for. If you think of anything else on those lines, please share. I was also thinking about Small Fish Big Hooks, but wonder if the owners of Small Fish Marketing or Little Fish Marketing can cause a fuss or not.

  6. QUESTION:
What is the best way to market a small business for free online?
    • ANSWER:
"If you build it, they will come" is not necessarily true on the Web. Putting a website up is one thing, but getting visitors to come to your site is another. The process becomes even more difficult if you have limited resources to market your business.
Here are some shoestring marketing ideas that can help you get the visitors you need at the least cost possible:
      1. Create the best content you can with the best products you can possibly offer. Your content is your best advertisement - if visitors love your content, then they will go back and spread the word to others.
      2. Make it easy for users to recommend your site. Viral marketing is very important -- and easy to tap on the Web. But give your users the tools. Get a Recommend this Site script from websites such as cgiscripts.com and similar directories of scripts. Some even go as far as giving incentives to those who recommend the site to their friends. If only 10 people go to your site, but these 10 people invite 10 more - that's additional traffic that you get for FREE!
      3. Rank well in the search engines (organic search results, not the pay per click). SEs can be a big source of traffic. The key is to create the best content in your niche. If you have good content, other websites will gladly link to you and offer your site as a resource to their audience. Check the on-page factors and be sure to get linked from authority sites in your topic area.
If you are going to read only one piece on search engine optimization, I suggest you read Brett Tabke of WebmasterWorld.com's "Successful Site in 12 Months with Google Alone: 26 steps to 15k a day." http://www.webmasterworld.com/forum3/2010.htm
      4. Send out press releases. While outfits charge as much as 0 per release, there are free press release submission places on the Web. Press releases allow you to (a) attract media attention; (b) get more back links to your website without sending each website an email request; and (c) get more visibility especially if your press release gets in Google News or Yahoo News. My website (see my profile) accepts free press release submission (no strings attached!)
      5. Submit articles. Write articles and submit them to websites accepting author submissions. You get exposure for your business; establishes you as an authority in your field, and allows you to get backlinks for your website. If 50 websites publish your article and it contains a link back to your website, then you easily get 50 links from a single article. The more links you have, the greater your chances for increasing your search engine rankings.
      6. Improve your conversion. Getting visitors is one thing; getting them to buy your products is a whole different story. Read the article "10 Ways to Convert Visitors to Buyers" http://www.powerhomebiz.com/072005/conversion.htm for tips on how to improve your conversion rates.

Optimize it locally it ll 100% boost you sales as the fastest growing vertical in search, many people are now starting to recognize the value of local search engine optimization can have on their site traffic. Also known as regional search, it's basically Geo-targeting your audience when they search.
Local search works best for the service provider, or a retailer that has numerous locations. While the search volume won't be as great as a non-regional phrase, the person who reaches your site will be a more targeted visit and most likely ready to convert.
Another happy accident in local search is that for sites that are well optimized may also pick up rankings in mobile search.
So, here's what you need to do in order to rank for local seo:
      * Be sure to have your location(s) full address
      * If you have a regional number, list that as well since some people start with an area code
      * Be sure to include driving directions to your location
      * Use a mapping service to display your location
      * Have pictures of your locations and name them with your street address
      * Make sure your site appears in any regional directory that might be online
      * If you can afford it, get listed in your local yellow pages
      * Place the regions you want to rank for in your page titles
      * Get text links that contain the regional phrase
Most of these techniques are not only common sense, but also good web design. If you're in business, you want people to be able to find you.

I just started a small online business (just from my home) that sells handmade bows. I understand this is a big market and I have a lot of competition but that isn't my concern because my goal isn't to sell a million bows in one day, I just want to start selling to people in general and see where I go from there. Nice website and homemade bows but your URL is really long. I think it should be short and unique so people can remember your site. Also if you want to boost sales start selling on other shopping websites like http://www.amazon.com/ or http://www.ebay.com/. There are millions of people on those sites that would probably love to by your bows. If you want to advertise your stuff online use https://adcenter.microsoft.com/ , so when ever people search for bows your website will pop up in the ads. Hope this helps you!
